Building Safety Act Certificates
This webinar will consider a key element of the Building Safety Act 2022, namely certificates provided by the landlord and leaseholder pursuant to the Act. This issue is causing alarm for residential property lawyers following recent updates to some lenders’ Part 2 requirements.

  • Examples of leaseholder protections introduced by the 2022 Act 
  • The purpose of leaseholder deeds of certificate  
  • The function of landlord certificates and when they must be provided 
  • What evidence is required to support the certificate?

Onerous Ground Rents 
The ‘ground rent scandal’, in part, prompted the Competition and Markets Authority to take enforcement action against four leading developers for alleged unfair practices in relation to onerous ground rents. 

Also, high levels of ground rent can affect the marketability of flats and deter lenders from providing mortgage finance to prospective buyers.
